Brianza, Italy-born architect Piero Lissoni is known for his thoughtful, often understated approach to design. In his words, “I only follow one idea—to be elegant and to be simple.” This collection of low-slung buildings and standalone villas is a prime example of this ethos. Originally built in 1925 as the King Cole Hotel and later housing the Miami Heart Institute, the structures were stripped down to their bones and reimagined as a minimalist enclave dominated by clean lines and expansive windows that look out onto the private marina and verdant gardens.
Lissoni also designed the interiors for the 111 condos and 15 villas, including eight waterfront villas and seven garden villas, with 62 unique floor plans. Throughout, he emphasized natural materials and a subdued color palette. All residences have kitchens and bathrooms crafted by Lissoni in collaboration with Boffi; some have private elevator foyers, plunge pools, and summer kitchens. Everything reinforces the European sensibility Lissoni brings to the project as a whole. Some residences are even furnished head-to-toe by Italian designers, including Flexform, B&B Italia, and Baxter, and there are pieces by Cassina, Lualdi, Living Divani, Glas Italia, and Zucchetti in the amenity spaces.
With five-star service, seven waterfront acres of pools and gardens, a private marina with 36 boat slips and a dedicated yacht, a fitness center with an open-air yoga studio, a private theater, and more, this resort-style development offers all the amenities you could want. Of note are the sprawling half-acre pool and terrace, which Lissoni calls “the most beautiful terrace in Miami,” the $2.5 million art-filled lobby (with a $500,000 spiral staircase), and an art studio where residents have space and supplies to draw, paint, and sculpt.
