Jardim means “garden” in Portuguese, the native language of Brazilian architect Isay Weinfeld—so, it’s no surprise that lush multilevel gardens designed by Future Green Studio are a key feature of this exclusive residential condominium in West Chelsea. Jardim is actually two buildings, built around a central courtyard and comprising a single property: Jardim Sul (“South”), a stepped tower with a recessed entryway and east-facing balconies, and Jardim Norte (“North”), which is wider, with recessed balconies. The buildings’ subdued exteriors are animated with details like latticed wood screens and a textured surface created by pressing wood planks into fresh concrete. Both towers are also topped with landscaped roofs, which take full advantage of proximity to New York’s High Line, the public park that was once an elevated railroad.

A leading proponent of Brazilian modernism, Isay Weinfeld is admired for his ability to deftly combine geometric concrete structures with lush landscaping. For his first residential condominium project in New York City, he partnered with Future Green Studio to do just that: Jardim’s compact concrete towers are designed around a serene courtyard garden with flowering trees and a spiral staircase crafted of stone. “I have always thought of Jardim as a refined and elegant building that would speak softly,” says Weinfeld. “I’m not into sculptural architecture. The idea of doing something simple yet strong is what moves me.”
This formerly industrial area, once known for its nightlife, has become an innovative and fashion-forward hub of art and culture. This transformation is largely due to the High Line, an elevated park that extends along Manhattan’s West Side and is bookended by the Whitney Museum of Art and Hudson Yards, a massive residential and commercial complex that’s part office park, part condo towers, and part tourist attraction. Also nearby: Chelsea Market, the Meatpacking District, and the Hudson River Greenway.
Weinfeld’s craftsman-like design for Jardim’s interiors draws together a palette of rich natural materials and warm colors. The 36 residences include two- to four-bedroom options, as well as two expansive penthouses in Jardim Sul: Penthouse Crown has a roof deck with a plunge pool and covered terrace, while Penthouse Grand has floor-to-ceiling glass doors that provide spectacular views and natural light. Many residences have private outdoor space fitted with pocket doors and lined with wood imported from Brazil. The interior finishes are almost sculptural: kitchens are fitted with wooden cabinet doors by Molteni and feature walls clad in American oak. Bathrooms are inviting and modern, with brass fixtures, graphite marble walls and floors, and oil-finished oak vanities.
The overall tone of Jardim, which is serene and spa-like, crosses over to amenities like the sunlight-dappled pool, which is surrounded by terrazzo floors and old-growth pine walls. The exception to the rule is the condominium development’s dramatic entrance. A remarkable vaulted brick driveway connects 27th and 28th Streets and serves as a thoroughly modern porte-cochere.
