An oceanfront location on two miles of pristine beach, a world-class team of architects and designers, and three full floors of amenity space—this glass and concrete residential tower just north of Miami Beach checks all the boxes and then some. But what makes this luxury condominium development truly unique is its “from the inside out” design approach. “Most buildings are conceived with the exterior look first, “said Edgardo Defortuna, president and CEO of Fortune International. “We did the opposite.” Pritzker Prize-winning architecture firm Herzog & de Meuron, together with interior design firm Pierre-Yves Rochon and landscape architect Raymond Jungles, started with the idea of an indoor-outdoor lifestyle that would flow seamlessly from the beach to the pool to the lobby to the street. The resulting tower, oriented to maximize the sun exposure and surrounded by lush greenery, is designed around generous floor-through layouts that afford spectacular views to the east and west, and expansive terraces that serve as outdoor living rooms.

About Jade Signature
Designed by Swiss architecture firm Herzog & de Meuron, known for the Bird’s Nest in China, Tate Modern in London, and Perez Museum of Art in Miami, this 56-story tower has a lightness that belies its concrete construction. Curved lines create a sense of movement, while recessed windows add to its sculpture-like feel. “This sculptural effect is not decorative,” the Pritzker Prize-winning architects explained. “It comes from a combination of desired views and necessary visual protection. It is almost like an alphabet that we developed for the building: which wall can do what, which slab can do what, which column can do what. The structure is the architecture.”
Just north of Bal Harbour, Sunny Isles Beach is an exclusive enclave where luxury resorts line a two-mile stretch of pristine sand. With the Atlantic Ocean to the east and the Intracoastal Waterway to the west, the barrier island has a quiet, intimate vibe that feels far removed from South Beach and Downtown Miami. Of note are the area’s parks, including Samson Oceanfront Park, Senator Gwen Margolis Park, and, to the south, the 177-acre Haulover Park.
Pierre-Yves Rochon has designed luxury hotels and restaurants around the world, and he brings this resort-lifestyle component to Jade Signature. In the amenity spaces, the French designer combined a clean white palette with accents inspired by sun, sand, and sea; soaring spaces with intimate alcoves; and midcentury modern furnishing with lavish materials. The overall vibe is crisp and comfortable—a sensibility that continues in the 192 residences, which range in size from one bedroom to palatial penthouses. All have floor-through plans with ocean and city views, terraces that expand the living space by 30%, top-of-the-line appliances by Gaggenau and Sub-Zero, and custom Pierre-Yves Rochon (PYR) bathrooms.
Three full floors of amenities start on beach level, seamlessly connecting sea and sand to the lush gardens by Raymond Jungles and the free-form, zero-edge pool. On this level, there’s also a lap pool, overlooked by an entertainment lounge, and a colorful and cozy children’s playroom. The two-story lobby is anchored by a sculptural staircase, which mimics the grand driveway, and the expansive wellness level includes a Tata Harper spa and a beachfront fitness center.
