Spanning an entire city block at the core of New York’s storied West Village, The Greenwich Lane is part luxury condominium development, part intentional community, with five apartment buildings and five townhouses surrounding a central garden. Designed by M. Paul Friedberg & Partners, the public spaces were inspired by “classic estate gardens and traditional village greens” and have an almost anachronistic quality. Rest assured, though, this is a thoroughly modern development, with LEED-certified architecture by FXCollaborative, interiors by Thomas O’Brien, and a full suite of state-of-the-art amenities. Still, there’s something to be said for the neighborhood within a neighborhood feel, especially one in such a prime location.
About Greenwich Lane
FXCollaborative oversaw the overhaul of the St. Vincent’s Hospital Campus, combining new structures with existing buildings to create a LEED-certified development that pays homage to its history while embracing the future. Brick facades are a common thread that unites this multibuilding development, which is composed mostly of mid-rises. The exception is the new 17-story tower, which features oversized windows, corner patios, and setbacks that afford some residences with private outdoor space.
Greenwich Village is the New York you see in movies. Think cobblestone streets, charming cafes, and perennially packed green spaces, including the iconic Washington Square Park and the Hudson River Park. It’s bustling but not crowded, with a youthful, almost collegiate vibe, thanks to nearby NYU. It is also known for its dining; this is where down-to-earth dives mingle with Michelin-starred restaurants.
Spread among five buildings and five townhouses, the 198 residences present a diverse array of options, from one-bedroom condominiums to maisonettes with private gardens, penthouses with set-back terraces, and freestanding townhouses. Interiors by Thomas O’Brien are slightly different for each building, but throughout, you’ll find a combination of classic New York glamour, modern design, and top-of-the-line fixtures and appliances.
The Greenwich Lane has all the amenities you would expect from a luxury condominium development of this scale—and then some—including multiple 24-hour attended lobbies, a private screening room, a children’s playroom, a residents’ lounge, a private dining room, and a fitness center with yoga rooms, an Olympic-length swimming pool, and a golf simulator. The most distinctive feature, however, is the central garden. With its birch tree-lined walkway, limestone benches, and reflecting pool, it gives this extraordinary development a sense of home.
