From the outside, 737 Park Avenue is a study in restraint. Its handsome brick and limestone facade, originally built in 1940 by architect Sylvan Bien, whispers rather than screams luxury. Inside, it’s a different story. The marble-clad art-deco lobby has been painstakingly restored to its previous glamour from the furnishings to the finishes, while the residences combine gracious prewar proportions, solid oak wood floors, custom crown moldings, and all the conveniences of modern living. Paired with its prime Upper East Side address, blocks from Central Park, The Frick Collection, and the Whitney Museum of American Art, and surrounded by a spate of neighborhood cafes, bars, and restaurants, this is once again a prestigious place to call home.

About 737 Park Avenue
Austrian-born architect Sylvan Bien is best known for his Beaux-Arts architecture, but by the 1940s, his style was considerably more subdued. This is the case with 737 Park Avenue, a 20-story building that the Landmarks Preservation Commission defines as “classicising art deco.” Handel Architects oversaw the restoration and renovation, which sought to preserve the architectural integrity of the original design and its tripartite division: limestone base, masonry above that, and a stately Empire-style crown.
Known for its designer shops and designer-clad residents, the Upper East Side has an elegant and refined vibe that feels somewhat removed from the frenetic energy of lower Manhattan. Here you’ll find Museum Mile—the Metropolitan Museum of Art, the Guggenheim, the Neue Galerie, among others—and Central Park, as well as some of Manhattan’s most elite private schools.
There are 60 residences in total, ranging in size from one bedroom to five bedrooms. Handel Architects and Moed de Armas & Shannon teamed up to create an overall aesthetic that exudes a timeless elegance, combining generous layouts, subtle art-deco motifs, milled baseboards with spacious eat-in kitchens, and marble bathrooms with heated floors, as well as energy-efficient casement windows, updated heating and air conditioning, and modern light fixtures.
737 Park Avenue has all the amenities you would expect from an Upper East Side luxury residential condominium building, from a 24-hour doorman to the sky-lit fitness center and the children’s playroom. What sets 737 Park Avenue apart is its period touches—like the fluted marble columns and Greek key and arrowhead patterns—especially in the lobby, which has original murals, terrazzo floors, and marble walls. Then there’s its prestigious Park Avenue location. Here, you have access to cultural institutions, neighborhood restaurants, and boutique shops, plus Central Park just a short stroll away.
