Costa Palmas, a newly developed luxury vacation and residential enclave that occupies 1,000 acres of beachfront and farmland, is open to buyers on the East Cape of Los Cabos, Mexico. Within this Irongate development, which has been taking shape since 2019, is the Four Seasons Resort and Residences Los Cabos at Costa Palmas, marking the iconic hospitality brand’s first-ever marina offering. Residence 2-11 recently hit the market with an asking price of $4.95 million.
This ground-floor waterfront condominium is housed in a three-story building designed by Brooklyn-based Guerin Glass Architects and spans a full floor with three bedrooms, three full bathrooms, and a half bathroom. The open floor plan is complemented by floor-to-ceiling windows and glass sliding doors that provide access to the expansive outdoor living space.
The kitchen features an island with light wood and matte black fixtures, as well as integrated appliances, while the bathrooms are finished in a similar color palette and hardware selection. Each of the bedrooms has an en-suite bathroom and features interiors by TAL Studio that display minimalist designs and neutral tones throughout, framing the views as the focal point.
The residence provides 960 square feet of outdoor space with a covered terrace, a private plunge pool, and views of the Sea of Cortez.

The Neighborhood:
Located on the East Cape of Los Cabos, Costa Palmas is a beachfront resort and residential community that boasts its own private beach and yacht club, organic farmlands, an international marina, and a Robert Trent Jones II 18-hole golf course. With fewer crowds than other parts of Cabo, Costa Palmas offers pristine white sand beaches and a two-mile stretch of swimmable waters on the Sea of Cortez, making it perfect for snorkeling, diving, and sportfishing. The area is located just 45 minutes from Los Cabos International Airport.
In addition to the 118-key Four Seasons Resort & Residences, Costa Palmas is also home to Amanvari, Aman’s first hotel and private residences in Mexico, scheduled to open later this year.
Amenities:
Residents of the marina village condominiums will have access to all the amenities that Four Seasons Resort and Residences Los Cabos has to offer. This includes several pools, fitness facilities, a full-service wellness center and spa, a children’s entertaining space, and exclusive access to five different restaurants. The marina itself offers yacht and charter fishing services, boutique shops at the Village Square, a nightclub, and waterfront gathering spaces that residents can access via a five-minute ride on a Duffy boat that functions as a water taxi. There is also the option to join the Costa Palmas Beach & Yacht Club, a 50,000-square-foot clubhouse with pools, restaurants, a theater, and access to ATVs and equipment for water activities like jet skiing and scuba diving.
