Waterline Square Sells Two Penthouses

Both penthouses of Kohn Pedersen Fox’s Two Waterline Square have sold, leaving one yet-to-be-listed penthouse remaining in the new Upper West Side enclave. The 4,700-square-foot Penthouse A, which went into contract at $18 million, spans half of the building’s 38th floor and has four bedrooms, five and a half bathrooms, and a private terrace. The four-bedroom, five-and-a-half-bath Penthouse B is in contract at $17.25 million. The residence covers 4,134 interior square feet and features a sizable terrace with a private hot tub and an outdoor kitchen. The only remaining penthouse in the three-building development crowns One Waterline Square. This luxe residence was designed by Richard Meier and Partners and features interiors by Champalimaud.

In Gowanus, 450 Warren Lanches Sales From $1.675 Million

Designed by SO-IL, 450 Warren, a development in Brooklyn’s Gowanus neighborhood that features private entries and exterior passageways between residences, has launched sales. The building features an open courtyard and a sculptural stairway that curves through the five-story atrium. All of the residences have at least two private outdoor spaces and three exposures, plus engineered white oak flooring and nearly 10-foot ceilings. Kitchens are luxuriously outfitted with white oak cabinetry and Bosch appliances; primary bathrooms have clerestory windows above the shower. Amenities include a gym, a dog wash station, and a flexible coworking lounge with additional outdoor seating. Pricing starts at $1.675 million for a two-bedroom residence.

Brooklyn’s Quay Tower Courted Zendaya With Skyline Views

Mononymous multi-hyphenate Zendaya purchased a residence at Brooklyn’s Quay Tower in December after being wooed by its Manhattan skyline views, the New York Post has learned. The “Euphoria” star paid $4.7 million for the 2,009-square-foot, three-bedroom residence that includes private elevator entry. The home’s interiors are by AD100 firm Marmol Radziner and include a kitchen with Gaggenau appliances, custom smoked-bronze hardware, and leathered quartzite countertops. Since her purchase, Zendaya has put the residence on the rental market for $16,000 per month. Ryan Serhant is leading sales in the building, which the Post reports is around 40% sold.

56 Leonard’s Duplex Penthouse in Contract at $50 Million

A duplex penthouse at Herzog and de Meuron’s Downtown Manhattan skyscraper 56 Leonard has gone into contract at $50 million, the New York Post has learned. The Tribeca duplex covers 7,779 interior square feet; an additional 1,252 exterior square feet are spread over three sky-high terraces. The penthouse enjoys a keyed elevator entry that opens into the 60-foot-long great room. Nineteen-foot ceilings throughout the five-bedroom residence accentuate 360 degree city views. 

 

E11EVEN Hotel & Suites in Miami Unveils Presidential Suites 

Miami’s E11EVEN Hotel & Residences has announced the two Presidential Suites of its penthouse collection. Priced at $8.5 million and $9.5 million, both residences span 3,272 interior square feet and 1,059 exterior square feet, and are customizable to the buyer’s specifications, with build-out options including distinctive touches such as an aquarium wall. Both will feature two terraces, a private pool, LED fireplaces, and Sub-Zero and Wolf appliances. 

Building amenities will include Deepak Chopra’s Chopra Spa & Studio; a 10,000-plus-square-foot space with a yoga center; hot and cold pools; a 20,000-square-foot Beach Day Club; a casino-style sports lounge; and five restaurants. The project’s developers expect to break ground in Miami’s Park West neighborhood in the third quarter, with occupancy slated for early 2024, according to The Real Deal.
