$45 Million Penthouse Becomes Tribeca’s Highest-Priced Sale This Year

The residential conversion of the Romanesque Revival Tribeca waterfront warehouse at 67 Vestry Street into 13 loft-like residences notched a major sale last week as Penthouse A, its largest penthouse, went into contract at $45 million, making it the priciest residence to do so in Tribeca this year. 

The 6,207-square-foot triplex occupies a new addition atop the corner warehouse, which was built in 1896 for The Great Atlantic & Pacific Tea Company. The home embraces the natural elements of Downtown Manhattan, with four setback terraces overlooking the Hudson River that offer unobstructed sunlight and airflow. On the penthouse’s first floor is a master suite lined by a private terrace and a 36-foot-long great room with a fireplace. The second floor gives way to a large eat-in kitchen that opens onto a terrace, formal dining and living rooms, and a secondary bedroom. Two additional secondary bedrooms crown the penthouse, each with its own terrace.

The interior design of 67 Vestry, by Gachot Studios, aims to capture “the enduring spirit of creativity that continues to define life Downtown,” which is a tip of the hat to the building’s stint in the 1970s as the location of lofts for the artists Dan Flavin and Andy Warhol. The residences all have direct elevator access, oak tilt-and-turn Albertini windows that frame views of the Hudson River, and details and colors that use elemental materials and clean geometries—all an ode to the simplicity of loft living.

 

The Neighborhood:

Tribeca is the epitome of Downtown cool, with eateries, shops, and bars nestled into some of New York’s finest examples of repurposed industrial architecture. Converted warehouses and factories are the neighborhood norm for the area’s hallmark residential lofts. Tribeca is a see-and-be-seen neighborhood, where restaurants like Locanda Verde, The Odeon, and Racines NY woo household-name celebrities and New York scenesters alike. Here, you’re as likely to see a Tribeca resident sporting the latest status bag on their arm as you are to pass by a neighborhood parent pushing around a Bugaboo, the Rolls-Royce of baby strollers. 

Amenities:

While some developments offer a spate of over-the-top amenities to draw buyers in, 67 Vestry relies on its waterfront location and the building’s lore as a Downtown art scene hangout to entice buyers. That said, when the building is finished it won’t be lacking in the amenity department: a 50-foot pool in a double-height wood-paneled room will set the tone for the club-like amenities, which will also include a fitness center, steam room, sauna, and game room. Of course, the must-haves, like a 24-hour attended lobby and bike storage, will be available, too. The cherry on top: 67 Vestry will also offer parking for purchase.
